Altnacealgach Motel offers comfortable, good quality accommodation set amidst some of the most beautiful scenery in Scotland. Situated some twenty miles north of Ullapool, on the shores of the picturesque Loch Borralan, The Altnacealgach Motel lies in the heart of the stunning Assynt area of the beautiful North West Highlands of Scotland.

Previously an old coaching Inn & famous fishing lodge on the main A837 Lairg - Lochinver Road, the Altnacealgach Motel has been completely rebuilt following a catastrophic fire in 1986. The old Inn was rebuilt as a pub & motel; the pub & restaurant in the old converted barn, and the accommodation in a new self–contained block. The Altnacealgach Inn is owned separately from the self-catering units, and although not offered for sale at this time, may be available separately.

The units were designed specifically with holiday makers in mind, a successful formula which has resulted in strong support and a loyal client base which generates repeat bookings as well as personal recommendations and referrals. Trip Advisor ratings are excellent. The rooms have been refurbished both inside and out resulting in their present standard. The self-catering block benefits from a private, neatly presented site. Each room has its own private entrance and further garden furniture provides the opportunity to relax outside and enjoy the beautiful setting - particularly during fine weather. The units have their own car parking area to the rear and well behaved pets are made welcome by arrangement.

All accommodation is set out over ground floor level, and furnished to an equal standard, which supports ease of upkeep and uniformity. By its very nature, self-catering accommodation is not nearly as labour intensive as serviced accommodation where rooms have to be maintained on a daily basis and where there is an ongoing catering requirement. The units can be let out for overnight stays, short breaks or week long holidays and new owners will choose how they run the business. Advertising is mainly online utilising a broad spectrum of websites including, expedia, booking.com etc. There is a caravan which althugh not currently on the fgrounds of the property may be available by seperate negotiation.

The vendor purchased the Motel in 2012 and since then the business has been managed and run, by the owners of the Inn next door, as he is not local. Following the desire of the managers to semi retire, the owner has decided to place the business on the market rather than obtain new management, which has resulted in this excellent opportunity on the North Coast 500 route being presented to the market.

Situated some twenty miles north of Ullapool, on the shores of the picturesque Loch Borralan, the motel lies in the heart of the stunning Assynt area of the beautiful North West Highlands of Scotland. The area is acclaimed for its fishing, offering some of the best Wild Trout fishing in the country. Loch Borralan is prolifically populated with Wild Trout and Actic Char. The Assynt area is famous for its landscape Inverpolly Nature Reserve and its remarkable mountains, Quinag, Canisp, Suilven, Cùl Mòr, Stac Pollaidh, Ben More Assynt etc. Knockan Crag National Nature Reserve, which includes a visitor centre interpreting the geological feature the Moine Thrust, is part of the North West Highlands Geopark. The North West Coast of Scotland attracts a large number of visitors with its enchanting scenery and abundance of wildlife. Many take advantage of the challenging hills and loch walks in the region, others capitalise on the excellent river and sea fishing as described above. The more sedate sightseer may visit the many places of historic and cultural interest. It is also an ideal waypoint for travel over to the Western Isles as the Ullapool Ferry takes tourists and Islanders to Stornoway and beyond. Ullapool is only 20 miles away and has a strong sense of community, with schools, golf course and social and welfare facilities. Inverness, the Capital of the Highlands is 65 minutes’ drive away with a full range of services associated with a modern thriving City.

In a self-contained block, the accommodation is set out over the ground floor. Each has a separate entrance door, accessed from the front of the building. Of traditional construction under a flat concrete interlocking tiled roof, the units have double glazed windows to the front and the rear. Three tiled steps lead to the individual and private doors. The entrance leads into the open-plan bedrooms, which are set to three twin rooms, two double rooms and one family room to sleep four. There is also a bunk room to sleep 6 in three sets of bunkbeds. All have good sized kitchen and bathroom areas. Each unit has a dining table and chairs or breakfast bar and stools, some also have soft seating areas and electric coal effect fires which add to the cosy feel. The kitchens are of a modern design and are well equipped. Facilities include; fridge, sink, microwave, cooker, kettle, toaster, crockery and utensils.

The lodges are set amidst well maintained grounds each with its own bespoke parking space to the rear. There is approximately one acre  of ground with the property. No fishing rights come with the motel but permits will be made available and the use of fishing boats is also by agreement.

Mains electricity, private water supply  and private drainage.
The business has electric heating and hot water systems. All benefit from double glazing throughout.

Limited accounting information will be made available to interested parties subsequent to viewing.
